In most cases the beginning is a meeting in person or if overseas by video link—taking the time to genuinely understand your needs, preferences, and the vision you have for your ideal home. Your individuality shapes every step of the process, and my approach is tailored to match. Once your brief is established, I initiate the process by researching, inspecting, and narrowing down a selection of suitable properties. During this stage, I engage my extensive network of industry contacts to conduct a thorough and all-encompassing search, including both on-market and off-market opportunities.
Throughout the journey, I serve as your sole point of contact, keeping you informed at every step. This saves you time and prevents constant calls from numerous agents wanting to discuss properties that are of no interest. Instead, I carefully refine the shortlist, presenting only the most exceptional properties that align perfectly with your key criteria.

3. Viewings
We visit all shortlisted properties together. For international clients, live video tours can be arranged. I provide a report on each shortlisted property before you view, giving you background on the seller's circumstances, detailed information about the property and area, and current market trends.No more wasting time chasing agents, I’ll be there with regular updates, on hand to answer any questions you may have, and using your feedback to refine the search requirements as your preferences evolve.

Once you’ve found a property, a detailed strategy will be agreed to ensure a compelling offer is put forward on your behalf. During negotiations I’m driven to achieve the best possible results for my clients, negotiating every aspect of the deal, so you achieve the most beneficial terms possible.
With sales it’s important to note that it’s not always about the highest offer, there are many other factors can play into a seller’s final decision on whether to accept an offer. It’s my job to make sure we understand the seller’s motives and use them to our advantage.

Born and raised in London, with an Australian husband and two grown sons, I’ve experienced the challenges and rewards of living overseas. I understand the emotional pressures of finding your next home and the joy of discovering the perfect place. My professional life started in the theatre, performing, choreographing and producing both in London’s West End and Germany, appearing in iconic productions such as Cats, Phantom of the Opera, Mamma Mia and Cabaret (I am fluent in German). A successful career in the arts demands resilience and an unwavering commitment to excellence - qualities I now apply to the world of property.

An initial retainer fee of £2,000 (Payable upon Instruction).Success Fee
Our standard approach is to charge a percentage of the final purchase price. However, we understand that every property search is unique, and our goal is to deliver an exceptional, fully bespoke service tailored to your individual needs.
The £2,000 retainer is non-refundable and deducted from the success fee.

Renting / Relocating
Whether you’re seeking a short-term stay or a long-term rental, we source exceptional properties tailored to your needs. We negotiate optimal rental terms on your behalf and manage every aspect of your move or relocation.
Retainer
Initial retainer fee: £2,000 (Payable upon instruction).
Success Fee:
Equivalent to one month’s rent (minimum fee applies).

Contrary to popular belief, the highest offer doesn’t always win—we employ creative, flexible strategies to negotiate favorable terms on your behalf. Once terms are agreed, we guide the transaction through to exchange, resolving any issues and collaborating closely with your solicitors and advisers.
After contracts are exchanged, we offer a seamless completion and handover service. This includes inspecting the property on completion day to ensure everything is in order before funds are released. We can also handle the transfer of utilities, and services and removal firms on your behalf.
